MY 2CENTS. WORD UP!!! I LIVED THERE A FEW YEARS BACK AND THE MANAGEMENT HAD A DOUBLE ORDER OF LIP...THEY WHERE ALWAYS ON MY CASE....FOR NO REASON THEY NEED TO LIGHTEN UP IT WAS MORE OF A HALF WAY HOUSE THAN A MOFU&KIN LIVING ESTABLISHMENT YA HEARD ME!!!

Poor management attitude. We've waited 3 weeks for Summerlin Villas to fix the hot tub. I asked at the office why it wasn't fixed. Management firs told me "it takes time to get the part." I suggested FedEx. Then the excuse changed to "we are waiting for the **owner** to approve the purchase." If so, why not tell me that the first time I asked?

The east side has a sewer stench problem. Lovely in the hot Tucson summer. So, stay away from buildings 13-15. The west side faces Paseo De Los Rios and it's a great place for the residents to gun the engine one final time before entering the complex.

The on site night security has been discontinued. Management suggests its residents call the police if the neighbors are noisy after hours.

Low class residents often leave their beer bottles around the pool area. But with the hot tub broken, this is less of a problem recently.

The access-control gates are a bit of a joke. Regularly "low class" types who don't have access will wait until someone exits the complex and zoom in through the exit gate. Usually a young male with a hot car.

The place is very pretty. They spend a lot of time and money on appearance and the coyotes barking and yelling is nice to wake up to.

I've been told by a few multi-year residents that the quality of both the management and the residents has gone down significantly over the last few years.

I'd suggest living further east in the newly constructed (not newly renovated) units.
